Phuket property investment: compare costs, income and risks
A useful investment assessment starts with an identified property and defensible assumptions. A market-growth story or advertised rental yield is not a substitute for checking your own acquisition.
Separate acquisition price from the invested capital
Use the asking or negotiated price of the exact unit, then add transaction costs, furnishing, repairs and the working capital needed to operate it. Record the date and currency of every figure. A project starting price, a historical sale and a current owner asking price are different forms of evidence. If conversion is needed, state the exchange rate and date instead of silently mixing THB and EUR.

Gross yield is not net income
For an annual gross-yield scenario, divide assumed annual rent by the stated purchase-price basis. A net-income scenario must also account for management fees, common charges, maintenance, utilities paid by the owner, insurance, taxes and periods without rent. State which costs are excluded. Published asking rents are not evidence that those rents were achieved or that a particular occupancy rate can be maintained.

Test a downside case before relying on a base case
Compare lower occupancy, lower nightly or monthly rent, higher repairs and a less favourable exchange rate. Consider construction delays, financing costs and the time required to resell. Capital appreciation should be a separate assumption, not a way to turn an operating shortfall into a supposedly guaranteed return. A return offered by a developer or operator requires review of the contract, exclusions and counterparty's ability to pay.
Check whether the rental model is permitted
Before modelling holiday-rental income, establish whether the specific building, lease, management agreement and applicable permissions allow the intended stays. Do not assume that every Phuket condo can operate as short-stay accommodation. Confirm the legal and tax position with qualified local professionals, and request an alternative longer-term rental scenario where appropriate.

Compare like-for-like property evidence
Keep area, location, property type, condition, seller category and ownership rights visible when comparing alternatives. Off-plan and completed resale offers have different payment, delivery and inspection risks. Branded residences can include operating restrictions and management charges that change the investment case. Comparisons should explain these differences rather than ranking properties only by advertised price or headline yield.
Independent advice for an identified purchase
Freedom Group assists international buyers with property selection, comparison and acquisition coordination under a written engagement. Bring the exact offer, payment schedule, cost breakdown and available operating evidence to the discussion. The analysis should identify missing information and explain what needs independent legal, technical or tax review before you commit.

Frequently asked questions
What return can I expect from a Phuket property?
There is no universal or guaranteed return. Assess an identified unit using disclosed purchase costs, permitted rental use, operating expenses and documented income assumptions. Model downside cases separately from appreciation.
Is an advertised rental yield a verified result?
No. It may be a projection, a gross figure or a contractual offer subject to conditions. Request the calculation basis, costs, operating evidence and contract terms before relying on it.
Should off-plan and resale properties be compared differently?
Yes. Off-plan purchases require particular attention to construction progress, staged payments, delivery obligations and delay remedies. A resale purchase also needs unit-condition, seller-authority and title or contract-right checks.
